Sorry, not updated this for a while, here are my charts, all updated. Since January the market has gone through a small glut and returned to a shortage, that in Wellington is starting to bite, with the number of properties listed for rent at a very low level over 18% below the seasonal norm.
With this level of property reduction below previous years in both sales and rental listings, then if the population has remained static or growing and households are looking to separate (teens leaving home) then pressure on rentals and house prices would have to be close.
